The good questions to ask before you make an offer on a mountain home, from first location to final handover.

1. Start with the life, then the location

Do you want a village where the bakery and school are part of daily life, or a private slope-side base? Think about airport access, summer use, guests, and the moments you want the home to make possible. The right resort is the one that keeps working when the snow is gone.

2. Separate the asking price from the ownership cost

Set aside a clear budget for acquisition taxes, legal advice, furnishing, insurance, maintenance, heating, snow clearance and management. For an investment plan, model conservative occupancy and include the weeks you want for yourself. A robust plan should still feel comfortable in a quieter season.

3. Look closely at access, light and energy

A view can be wonderful, but so is a reliable road. Visit in different weather if you can. Ask for energy performance information, heating age, insulation, roof history and any planned works. These details increasingly shape both comfort and resale.

4. Understand the local rules

France, Switzerland, Austria, Italy and North America each have their own rules around ownership, tax, residency, rental activity and local permissions. Use independent legal and tax advice early. It is much easier to adjust a plan before an offer than after.

5. Read the rental story with restraint

A strong resort helps, but rental demand is not a guarantee. Ask who the guest is, when they arrive, how the property is managed and what the net result looks like after costs. The best home is not always the one with the most optimistic headline yield.

6. Choose the people as carefully as the place

A trusted local agent, notary, solicitor, surveyor, manager and architect can save time and reveal context you cannot get from a listing. Your property adviser should make introductions, explain trade-offs and remain useful after the viewing.
