The French Alps are not one market
In 2026, the most useful distinction is not simply between resorts. It is between the way a place lives. A village with a working community, easy summer access and a limited amount of new stock behaves differently from a high-altitude resort whose value is concentrated in a short winter window. Start with the life you want to lead, then let the numbers follow.
02
Read the address before the floor plan
Combloux, Méribel, Chamonix and Megève all carry the French Alps label, but the daily experience is completely different. Consider the drive from the airport, the walk to essentials, the route home after snowfall and the summer calendar. A slightly less obvious address can give you more space, better light and a stronger relationship with the village.

A 2026 checklist for a confident offer
Ask for the energy performance file, annual running costs, copropriété records where relevant, recent comparable sales and a realistic rental projection. A good adviser will be comfortable discussing what could change the return: local tax, management, maintenance, occupancy and the cost of making the home feel like yours.
